Mind the step, it's been loose since they painted the stairwell the colour of custard. Right, sit down, you'll want your tea for this. Nell Corrigan lived on the fourteenth floor of Alder House, where the lift had been broken so long the children used it as a den. From her kitchen window she could see one tree, a sycamore that had pushed up through a crack in the car park, and the council had put a notice on its trunk saying it was coming down.

Nell went down every morning with a flask and a tin of custard creams and sat on the kerb under it. The men in yellow vests walked round her rather than ask. A small brown bird took to perching on the highest branch that reached over the railings, and Nell started talking to it. She told it about the lads who sold dinners from the chippy, about her husband's boat that never got its engine fixed, about the woman in flat nine who kept a cat in a biscuit tin. The bird listened, or looked like it did.

On the Thursday a surveyor called Tomasz came with his clipboard and his measuring wheel, and asked what on earth she was doing. Nell said the tree had something to say and she was waiting for it. He sat down on the kerb to humour her, and after a while he tipped his head back. The branches, against the flat grey sky, had grown into a heart, the trunk its point and the twigs curling out like a lace collar. He was quiet a long time. The report he filed that afternoon said retain, and under it, in his own hand, he wrote that the tree was worth looking at properly.
