Nell Harrowgate of Dunmore Lettings had a clipboard, a pencil behind one ear, and the flat patience of someone who had walked this stairwell at dawn for thirty years. She cracked the window to let in the smell from the bakery below, sourdough and scorched sugar, and began the inspection the way she always did, with the things nobody thought to check.

At the bottom of the form was a box marked Deposit, and beside it a line for the tenant's signature. He asked whether any of it came back to him. Nell considered the question as seriously as she considered everything else. 'The rent was the years,' she said. 'You had the use of them. Sign here, and I'll take the keys.' He signed. Across the street the first baker lit the oven, and the shop window turned the colour of toast.
